Having been located at their previous address for over five (5) years, the business was caught out by not having an option clause in their existing lease and were therefore forced out of their space by a growing tenant adjacent to them. 

As a small business, not having an option clause when initially negotiating their lease meant that at the end of 3CS Software’s lease, their Landlord had the right to not renegotiate a new term and instead offer their space to a larger occupier in the building, which was accepted by the other tenant.

This series of events dictated the need for a new office space and prompted 3CS Software to re-align their requirements, with the business ultimately coming to the conclusion that their next office space would be in the CBD.

The business inspected a number of potential suites throughout the City. As most of their work is done onsite at their client’s offices, it meant that they could take less space which would ultimately reduce overheads.

By delving into the requirements of both the business and its staff, as well as taking the time to understand who the business’s key clients are, Chris Chapman was able to identify a space at 348 Edward Street which was, by coincidence, also just a floor below one of their biggest clients and recent occupants of the building, Deswik. The space was part of a full floor of fit outs that were recently completed.
