The Challenge

ANL had a lease expiry pending. They were occupying an old space that was inefficient in design compared to newer, modern fit outs. ANL had recently purchased other businesses and a new office space would play a major role in unifying the team and meeting cultural requirements. Although the Brisbane team were keen to relocate, head office required a minimum 30% cost reduction in overall office occupancy costs before approving any move. The business needed to remain close to Central Railway Station to satisfy the safety requirements of staff who worked outside of normal business hours.

The Approach

A detailed brief was provided to a fit out designer. They mocked up a draft plan to prove up ANL’s size requirements. Using this estimate, Caden were able to model a number of likely financial outcomes based on different building grades and fit out assumptions, i.e. new fit out versus existing fit out. Upon analysis of the financials and knowing the cost savings required from head office, we provided a short-list of properties to inspect that were best aligned to the brief. Strict location parameters were also agreed with ANL. Multiple rounds of inspections were undertaken before a final short-list of two (2) properties were chosen.

The Results

Caden undertook detailed negotiations with the two (2) short-listed parties. Fit out designs, along with full costings, were provided by Archway Commercial who were selected as the preferred fit out contractor. 40 Creek St, which is a high-quality B-grade building on the corner of Elizabeth St and Creek St, was chosen as the preferred. 40 Creek St was deemed the best value for money, based on the Landlord’s best and final offer. In addition, the size and shape of the floorplates worked best for ANL’s fit out requirements. ANL have leased 234m2 on a five (5) year lease term. All head office requirements were exceeded and the business has a fantastic new home for their Brisbane team.
