Having inherited some fit outs alongside the purchase of the asset, the new owners of 26 Wharf Street were eager to work with interested parties to amend the fit outs as required and do a smart deal on top. With a large volume of general building works being undertaken, it made sense to secure a deal which provided cashflow during the refurbishment period.
Originally from Townsville, Mining Skills had set up a virtual office in Stones Corner as a means of having a Brisbane address. With some growth in their industry and business, they had identified 2020 as the right time to back themselves and made the decision to establish a Brisbane CBD office. Their search was broad as they sought out a property that offered excellent value for money – a search which ultimately brought them back to 26 Wharf Street.
Through ongoing works to the entire ground floor plane, bathrooms and on-floor, Mining Skills were able to see the quality of the improvements coming to 26 Wharf Street and took their opportunity to secure a lease at rents reflective of the building prior to these enhancements.
With some works to the existing fit out, Mining Skills secured a mid-term lease in the 138sqm suite.
As of March 2020, 26 Wharf Street is now a refined product with a wholly new Ground Floor and café, refurbished lifts, fresh bathrooms, and new on-floor experiences. Level 7 presents the first of the new stock – a full floor (270sqm) spec fit out ready to lease. Other full floors are available either with existing fit outs or clean, refurbished floors.
