310 Ann St has secured its first spec suite lease deal to Australian company Automotive Financial Services. Designed by Trapp Architects and delivered by Cornerstone Properties’ project management crew, the suite took on a tricky space in the building’s Mezzanine component, characterised by its reduced natural light but intriguing views of the streetscape and neighbouring heritage landmarks, as well as visibility into the building’s feature lobby void.
Upon inspecting, the suite immediately struck a chord with the local director of AFS. Originally the first property seen of about ten in a single day, the director requested to loop back and reinspect 310 Ann St alone. The obvious quality of the fit out and the selection of finishes stood out amongst a plethora of competing options.
A further attraction was the building’s location – its proximity to Central Station and ease of accessibility by vehicle gives it a distinct and undeniable advantage over other A-Grade towers. For businesses coming into the CBD from suburban or Fringe areas, staff access can often be a point of contention. At only 150m from Central, 310 Ann offers a great “soft entry” into the CBD where staff are not being disadvantaged in their morning commute.
Seeking only 240 – 280sqm in the initial brief, 310 Ann St posed the challenge of being larger than required and hence, more expensive on an overall basis. Various machinations of a deal were discussed before terms were able to be agreed by both parties for a long term lease in the tenancy.
This lease deal is a great result for 310 Ann St which now (as at March 2020) only has one tower floor of 1,147sqm remaining. Subject to planning, this floor can be split from 300sqm – so get in early to secure your portion of the full height windows and excellent natural light and views.
