Sim Lian – Metro Capital (SLMC) have moved closer again to full occupancy through a lease to Denison Gas in a new spec suite at 100 Edward St. Built by Archway Commercial Interiors, this suite was not on the market for long due to its high quality finishes, efficient layout, and its excellent natural light and river glimpses.

Denison Gas were seeking a well-presented small suite in a B to B+ Grade building. They knew what they were looking for and after the initial round of inspections were confident enough to narrow to a shortlist of only two (2).

Coming from the flexibility of Serviced Offices, Denison Gas looked at a three (3) year lease as a happy medium between certainty of growth and allowance for incentive, without being over-encumbering given their Australian outlook. It has been shown that once a business gets to a “critical mass” in terms of staff, Serviced Offices become more and more inefficient on a cost basis, making the spec suite market in direct leasing a great alternative.

With previous experience in spec fitted product in 100 Edward St, SLMC’s Level 7’s suite was the improved result of a deeper understanding of tenants’ requirements and the recognition of the benefits of a shortened let up period.

As of this lease, building occupancy sits around 94%, a great record considering there is a vacancy of over 18% across the B-Grade market within Brisbane.
