National Consultancy Firm ConnellGriffin Establishes New Brisbane Home

In a deal negotiated by Caden Office leasing’s Jack Middleton, specialist commercial and contract management advisory firm ConnellGriffin have taken occupation of the full floor brand-new speculative suite in 172 Edward Street. Secured on a 5-year lease, ConnellGriffin are looking forward to the future catering for growth as their Brisbane office continues to expand.

Moving from their serviced office space within The Christie Centre at 240 Queen Street into a brand-new spec fit out of their own, represents a large milestone in the company’s growth and success. As an established leading National consultancy firm providing professional advisory services for major infrastructure projects, ConnellGriffin came to market set on securing a new home for the long-term.

With the intention to secure a long-term lease it was crucial to the team at ConnellGriffin that the right space was taken. Already occupying character office space in both Melbourne and Sydney they saw the value that a space with such qualities would bring to brand awareness, staff retention and overall image. After several inspections to conduct their due diligence in both the CBD and Fringe markets, 172 Edward Street emerged as the preferred location.

Perfectly positioned in close proximity to both the CBD’s major retail and commercial hubs, the freshly fitted, whole floor office space combines the elegance of its heritage listed building with a high-end contemporary design. With the interior making use of its high-set exposed ceilings, original brickwork feature walls and vast architectural windows the tenancy creates an ambience of light and space.

The open plan layout offers ample seating for 22 staff, with all workstations sit-to-stand. In addition to this, there are two meeting/boardrooms, a designated waiting area for clients and superbly appointed kitchen and breakout area for staff along with separate male and female toilet amenities.

As of 2021, particularly in the second half of the year it has been promising to see the demand for spec fitted suites significantly increased with tenants. With a total of 93 spec deals recorded throughout the year, they have accounted for a total of 27% of all deals transacted throughout 2021. Demand remains strong for tenants within the sub 500sqm tenancies, with 82% of spec offerings being within this size range.
