Through negotiation of Caden’s Patrick Lindores, civil litigation law firm Sasha Legal have moved to a 94 sqm existing spec fit out in 324 Queen Street. Moving from strata titled 97 Creek Street to an A grade building represents a large milestone in the company’s consistent growth and success. Adding to a number of recent sub 200 sqm deals, Sasha Legal’s move adds to the sustained level of inquiry for this size range. In total, 38% of all deals under 500 sqm in the last 12 months have been in the 100sqm – 180 sqm range.
With an imposing lease expiry and strict budget requirements, taking on an existing fit out helped Sasha Legal ensure both substantial savings were achieved whilst also mitigating any risk of delay waiting for a new fit out to be constructed. With the space fundamentally working, all they required to make the space perfect was for an additional office to be built which was done so to their exact specification. Whilst reluctant at first, sighting possible delays in construction time, through clear communication between the design and construction teams at ARCHWAY Interiors, the office was designed, built and delivered all in the space of a week.
With a vibrant ground floor café, modern and inviting lobby entrance and excellent end of trip facility, 324 Queen Street has benefited from numerous recent deals keeping its total building vacancy below 2%. Located within Brisbane’s Golden Triangle, 324 Queen is ideally located to both all forms of public transport whilst also being close to a verity of restaurants and eateries, allowing employees both travel flexibility and the ample alternatives to eating lunch within their tenancy.
When tenants opt to make the move from a lower grade or strata building to one of higher quality, this can often be attributed to several reasons. These include the desire for high quality tenant services and amenities such as end of trip, concierge services, modern and inviting lobbies and often more green and environmentally friendly buildings. Through lack of continued capital improvement and modernisation, lower grade and especially strata titled buildings can fall behind in these areas resulting in tenants like Sasha Legal making the move to a more desirable, higher grade alternative.
Although vacancy is again on the rise due to a number of lager new developments being recently completed, Inquiry and demand for smaller tenancies remains strong with most tenants opting for fitted space to save on price whilst incentives remain high.
