Demand from Tenants associated to the IT sector continues to be buoyant. Coming off the back of recent lease commitments from groups such as Emanate Technology and LUP Events we are pleased to announce that Technology People, one of Australia’s fastest growing IT Recruitment specialists has committed to a new office space at 133 Mary St in a lease negotiated by Caden Office Leasing’s Chris Chapman.
133 Mary Street is a 13,000m2 office tower on the corner of Mary and Edward St. The building has been progressively refurbished over the course of the last few years offering a mix of high quality fitted out boutique tenancies alongside whole floor and multi-floor offerings. The smaller suites have been popular, mainly due to the fitout design and quality but also complimented by the presentation of the lift lobbies and amenities. An additional attraction for tenants at 133 Mary St is that it is only one of a handful of buildings outside of Prime Grade (Premium and A grade buildings) that provides for full height glass around the perimeter of its recently refurbished floors. This significantly improves the natural light and view corridors from the tenancies which is something that many tenants often place great value upon.
Technology People is a progressive business with big plans for the future and their aim was to secure a space that reflected the ambitions of the company moving forward. They will house a team of around 8 – 10 people within their new tenancy and they have made an initial 3 year commitment to the space having spent their formative years in a shared space.
According to Caden’s latest Vacancy Statistics for May the overall vacancy rate within the Brisbane CBD has reduced by .84% to 14.42% largely on the back on demand from smaller space occupiers (60sqm – 300sqm).
Although the impact on office space throughout COVID has been significant, the overall demand for smaller space occupiers has been strong to start in 2021. As the vaccine continues to roll out nationally, we anticipate that this will have an improvement on overall business confidence this year.
