Bell Partners Brisbane was established as an expansion in 2007, 4 years after opening their inaugural office in the Sydney CBD. Since this expansion, the team has spent their time in the fringe suburbs of Brisbane, most recently in Grey Street, South Brisbane.
Mid to late 2021, Bell Partners paired with the Caden team in seeking a fresh and improved office hub and ideally, a quality CBD location. Considerations were made in staying in South Brisbane however, the prospect of securing a central CBD address in a newly improved asset was ultimately the preference.
Initially, the appetite was entirely geared toward fitted options, primarily high quality existing fit outs and spec suites. The team at Bell Partners Brisbane expressed a desire to steer clear of unfitted space. The reasons? Timing, difficulty, variables. When it became clear that the product available on the market at the time wasn’t entirely fitting to their requirements and expectations, the benefits of taking on unfitted space became more clear.
Currently in the market we are observing the large majority of tenants leaning heavily toward fitted space however, outliers remain. Caden research suggests that just 17.11% of transactions within the 2021 calendar year (within the sub 500sqm market) were within unfitted space.
